Golf-front and waterfront homes in Dubai, chosen for the buyer, never the seller.

Leena ParwaniBuyer's representative, Silver Spoon Properties

I'm Leena Parwani, a buyer's representative for business owners and families moving serious capital into Dubai's most limited addresses: homes on the fairway and on the water, where supply can't be added.

For buyers investing from AED 3.7M (US$1M)+.

AED 917bn

went into Dubai property in 2025. More than £180 billion, the most in the city's history.

Dubai Land Department data, reported by Gulf News

Dubai can always build more towers. It can't build more coastline or more fairway.

Golf-front and waterfront homes are a small share of Dubai's housing, and new supply of either is limited. That scarcity is what I focus on, because it's what tends to hold value when the wider market cools.

Villas on Palm Jumeirah, the waterfront Dubai has already built, trade at AED 8,070 per sq ft: 3.6 times the Dubai villa average of AED 2,241. On the fairway, Dubai Hills villas trade at AED 2,896.

The right property. Not just the right city.

What separates the investors who do brilliantly here is not timing or luck. Two villas in the same launch can be worlds apart.

Who I work with.

I work with a small number of clients at a time, and give my time to buyers who are ready to move in the next few months.

  • Founders

Who've sold a business and want part of the proceeds in hard, scarce assets.

  • Business owners

Diversifying away from their own company.

  • Families

Relocating, who want a home that's also a sound investment.

How I'm paid.

I'm never paid by a seller to push a property.

I spent 10 years protecting wealth before I started buying property with it.

For a decade I worked in wealth preservation and wealth transfer for UAE high-net-worth families: estate planning, structuring, insurance. I built a company over ten years and sold it. I've lived in Dubai for 28 years.

I founded Silver Spoon Properties to sit on one side of the table only: yours. I don't hold listings and I don't sell developers' stock. I buy in the same golf and waterfront locations I recommend.

My clients have included families listed among the region's wealthiest.

What UK investors ask me first.

Can I buy property in Dubai as a UK resident?

Yes. International buyers can own property outright, in their own name, in Dubai's freehold areas. You do not need to live in Dubai to buy.

How does buying off plan work?

You pay in stages while the property is built, usually a deposit and then instalments set by the developer. By law, your payments go into the project's escrow account rather than to the developer directly.

What taxes are there?

The UAE charges no annual property tax, no capital gains tax and no tax on rental income for individuals. A one off registration fee is paid to the Dubai Land Department when you buy. If you live in the UK, the UK may still tax your income and gains, so speak to your accountant.

Can buying property give me a UAE visa?

A property worth two million dirhams or more can make you eligible for a ten year residence visa. The rules for off plan purchases vary, so I check how they apply to the property you choose.

What happens on the call?

In 15 minutes I'll understand your goals, budget and timeline, and give you my honest view on whether golf or waterfront suits you. I don't pitch units on the first call. If we're a fit, I come back with a tailored shortlist.

What does the call cost?

Nothing. It is a private 15 minute call with me, at a time that suits you in the UK.

The best golf and waterfront homes rarely reach the portals. Let's talk before they're gone.
